The brief

After 12 months of unsuccessfully searching for the ideal home for their family, the client concluded that they needed specialist property advice and sought Garrington’s expertise to find them a property.

The family needed a substantial modern house or a house that could be redeveloped to meet their requirements. The challenges of this search related to finding a property that would work in a market where properties like these were selling very quickly and in some cases, before they came to the market.

The search

Garrington started the search by reviewing the market and talking to their contacts to establish if there were any properties that the client had overlooked as potential opportunities during their time searching themselves.

With few suitable options on the open market, Garrington commenced an intense search for off-market opportunities. This involved speaking to a wider network of industry contacts such as architects, solicitors, and private bankers, as well as diligent internet research and direct approaches to homeowners.

As a result, a number of off-market and pre-market properties were identified, one directly from a homeowner in just the right location saying that they may be willing to sell their house. Garrington arranged to view the property, and it immediately became apparent that this was an exciting find. The client viewed it with Garrington shortly after and confirmed that the property was perfect.

The negotiation

The homeowners’ pricing expectations were overinflated. Garrington handled some delicate negotiations, aware that off-market properties often demand a premium and concerned that the homeowner, who was now mentally ready to sell, would decide to put the property on the open market. Two weeks after the initial viewing and many subsequent discussions between the parties involved, the purchase price was agreed upon.
